Lenders use the DSCR ratio to determine if a property can sustain its own debt. A ratio of 1.0 means the property breaks even.

1.25+ Excellent. You'll likely qualify for the most competitive rates and terms.
1.00 – 1.24 Strong. Most DSCR programs are built for this range.
0.75 - 0.99 Qualifiable. Some specialized programs allow for lower ratios with strong credit.
